Indigo East

Indigo East is a newer part of On Top of the World communities. It is located just north of SR 200 and is close to shopping restaurants and health care.  Homes in Indigo East are all of concrete block and stucco construction and range in size from around 1200 sq ft of living area to a little over 2,000.  Prices are in the $100-200,000- range with most in the middle. Indigo East has an electronic gate that works on a bar code but not a person in a guard house at the gate. There is a nice clubhouse and pool. HOA fees include maintenance of the common areas, clubhouse, curbside trash pickup. For an additional $750- year per household you can use all the amenities at On Top of the World such as the indoor pool, fitness center and clubs.

Indigo East also has Community Development District bonds that add $483- per year to the taxes and an additional common area maintenance fee that adds an additional $296- year to the taxes. Bonds are for 30 years and the maintenance fee is forever and can go up or down. Great homes for the money despite the CDD bonds and resulting taxes.

Update 3/15 HOA fees are $133- month. Price remain stable. Great prices on newer CBS homes.

Update 3/16 HOA fees are now $136- month. There is also new construction and there is a current promotion where the builder is selling new homes with no CDD bonds. Prices start at only $150 K.

Update 1/18/2017 HOA fees went up to $150.47 month. They are renovating and expanding the clubhouse but I am told that there is still no exercise room.

Update 1/9/2018 They are building a lot of new homes and are adding a new clubhouse with a pool and fitness area. HOA fees went up to $159.87 month.

Update 10/29/18 The new fitness center and 2nd pool are now open. Pictures below.

Up date 1/23/19  HOA fees are now $161.47 month. New homes are selling like crazy in Indigo East. They are about 85% sold out. I have also seen a couple of almost new resales already.

Update 1/07/2020 HOA fees have gone up to $166.31. Indigo is almost built out.

Update 3/4/2021 HOA fees have gone up to $174.07 per month

    Are all the homes connected to OTOTW leasehold? I saw some reviews from homeowners that indicate all the properties are on 99 year leases.

      No only homes in OTOTW are on a 99 year lease which starts when they are first sold. Indigo East and Candler Hills are parts of OTOTW but not on leased land. They are Fee Simple which means you own the land.

    We are considering Indigo East. Since the HOA fees are lower than other OTOTW areas, would we have to pay extra to use the facilities at Circle Square Commons.

      The fees for Circle Square Commons are the same as OTOTW. However if you want to go into OTOTW to join a club, use the indoor pool or fitness center there is a fee. If you don’t care about the clubs and are interested in fitness or an indoor pool you could join the Ranch Fitness in Circle Square Commons.     Hi Tom

    I will have to email you. I need a price range. Most 55+ have a golf course but you do not pay for golf with your HOA fees. Golf is totally separate. Most residents don’t golf. Some people think the community revolves around golf and that is not true. Golf courses are just nice green open space.

    Joe, isn’t Top of the World a community where the homeowner owns the home but not the land? Also, heard that TTW has CDD fees that can mount up. Do you think those negatives are offset by the lower asking price of the homes? KB

      Hi Kitty
      On Top of the World is a leasehold community. The land is on a 99 year lease which starts on the date the home was built. Therefore the lease on a 2005 home started in 05. There are no CDD bonds in OTOTW Central. The CDD bonds are for the Candler Hills and Indigo East parts of OTOTW where you do owe the land. The CDD fees do not “mount up” they are attached to each home when it was sold and stay the same until they are paid off. Yes I do think the bonds and land lease are offset by lower prices.

      The fee to use the amenities and clubs in OTOW was $660- per year but just went up to $750- per year. That is for the household not for each individual.

    Considering new and resale at OTOTW and Indigo—likely Juliana and Ginger models, respectively, which I am told are the same. Are they the same? Overall pluses and minuses of Juliana at OTOTW and Ginger at Indigo? And one against the other? Is there still a CDD at Indigo? Where do the prices fall on resales of these two models in top notch condition?

    If it was your money, would you go OTOTW or Indigo, and resale vs. new?

      If the Juliana and Ginger are the models you like then resales are not an option for you. Builders typically bring out new models every few years. Not only are the builders introducing new floor plans but they don’t want to compete directly with resales of the same model home. These models are too new for resales yet. From time to time one could pop up but not many people buy a house and sell it a year later. There are new models of each of those homes on our MLS today but no resales at all. Hope this helps

      There are no CDD bonds on new sales or if there was a very new resale probably 2016+. The CDD bond on resales is 30 years and does get paid off at the end. All homes including new have an “operations and maintenance ” fee that is part of the property tax bill. It never goes away and is currently $296- year.
