Oak Run Ocala Florida
Oak Run is a large 55 plus community located just off SR 200 in the SW corridor area of Ocala. Construction began in 1985 and was built out in 2007. Oak Run is divided into neighborhoods. These neighborhoods have evolved over a 25 year period and each one has a unique character. The older homes are frame with aluminum or vinyl siding. The newer homes are concrete block and stucco. As time went by the size of the houses grew as buyers expectations increased over that 25 year period. You will find older homes as small as 700 sq ft of living area and newer homes over 3,000 sq ft. Prices as you might expect vary tremendously. HOA fees vary by the neighborhood. In a few areas the homes include lawn care which adds to the fee. In general HOA fees at this time range from $110- to about $150- with homes that have lawn care being higher at about $230- $250 per month, exact fees vary by neighborhood. Amenities at Oak Run are extensive. They include 3 gates with a guard house, basic cable TV, curbside trash pickup and common area maintenance. There is the Royal Oaks Golf Course, 5 outdoor pools, an indoor pool, a great fitness center that is like joining a gym, a restaurant, numerous clubs, tennis, pickleball, horseshoes, shuffle board ect. Golf is not included in the HOA fee.
Update 3/15 Fees remain stable but I think prices are starting to go up. Oak Run gives you a lot for your HOA $. It is a must see.
Update 3/16 HOA fees are always stable in Oak Run. They do vary by the neighborhood, size and age of the home. Inventory is down and prices are up from last year.
Update 11/9/17 HOA fees seldom go up in Oak Run. They vary by neighborhood which is related to the age of the home and if the house is on a maintained lot or not.

There are 2 houses in Oak Run under $80K. A foreclosure at $79,900- and a not bad looking traditional sale for $79,500- with a newer roof and AC.

There are quite a few lower priced homes in Oak Run but as you might expect, the lowest priced homes have less sq ft of living area and fewer bedrooms. Additionally the vast majority of 55+ homes in our area have only 2 bedrooms. Some will have a den/office (no closet) but that to will require more sq ft & of course add to the price.

I’ll send you some listings. You can put up a fence in Oak Run with HOA permission on any lot except those that have lawn mowing as part of the HOA fees. The only type of fence allowed is 4′ chain link. Also be aware that there is a 45lb limit on dogs

Looking for a rental with two bedrooms and at least two and a one 1 1/2 bath, that is dog friendly for three months in winter.
Preferably a gated community with nearby amenities. We would be new Florida residents, so need to get a preview of what it might be like to buy in the future.

Yes you own the lot in Oak Run. On Top of the World is the only community in our area where you do not own the lot.
Are there pet restrictions in Oak Run? We have a well behaved chocolate labrador and a little Westhighland terrier. About 55 pounds and 15 pounds.
There is a 2 dog limit. There is also a 40 lb limit but they do not enforce it. This is the case in many 55+. They have a rule but instead of changing it they just don’t enforce it. I have seen several large dogs in Oak Run.

There are no 55+ townhomes or condo’s here. There are Villas in Oak Run that have lawn care but you maintain everything else like a regular home
We are looking to visit Oak Run in early May and view houses with 3 Bedroom in the $100,000 to 150,000 range. Does Oak Run host weekend visits like some of the other 55 and over communities. Can you please email me a list of what you have in my price range.
Oak Run sometimes has a open houses but I don’t know they are on a set schedule. I don’t take listing I act as a buyers agent. Hi all homes on maintained lots in Oak Run include lawn water but not water for the house. There aren’t a lot of Villas which in Oak Run are attached to another home separated by garages. Only a couple for sale at any given time
would yousay that oak run is kept up just as nice as on top of the world.

Hi I will email some listings for homes in Oak Run under $85K. There are only a few homes priced that low. They are all small frame houses on a concrete slab from the 80’s that need updating. HOA fees are $112- month. You can use any of the pools, the clubhouse activities and fitness center. Golf is an extra expense.

The original developer DECCA still owns and runs the golf course. They also maintain the common areas and homes that are on maintained lots.

Hi Bob Sorry but this is a sellers market you should have been here in 2010 if you are looking for a bargain. There are homes in Oak Run around $100K but they are small 800-1200 sqft 2/2/1. A 3/2/2 starts around $130K and goes up from there. I will send you sample listings thogh

Can you provide info on which sections of Oak Run include landscape maintenance as part of their HOA fees? Also, can the areas where landscape maintenance is NOT part of the HOA fees contract for the same service? And finally, what have you heard about the quality of landscape services for the HOA fees charged compared to outside service providers and compared to what OTOW provides? What do you hear on the street about the value of these services?

I don’t have a list of homes in Oak Run sorted by lawn care. When buyers contact me and either want lawn maintenance or don’t I sort by the HOA fees. Lower priced (under $150K) frame homes with siding don’t have lawn care. Block homes can go either way. Homes with lawn care have a HOA fee in the low to mid 200’s and it varies by neighborhood because they factor in the common areas as well as the home’s lawn. All fees vary by neighborhood.
I think the quality of the lawn care is pretty good. I think it’s a great deal as it includes lawn water which can drive up water bills. The sprinkler system is also maintained. You cannot fence a maintained yard at all. When a owner plants anything not original the HOA will not maintain it such as pruning a shrub for example.
Lawn maintenance is good in the newer parts of OTOW but isn’t so great in the older areas IMO. For homes of a similar age Oak Run does a better job and is cheaper.

Hi I’ll send you listings. There would not be fees to join most clubs unless there are materials to buy or maybe travel is involved. Golf is not included in the HOA fees. You will find a link to the Royal Oaks Golf Course on my website.

I am not sure. You can get cable from DECCA the Oak Run owned cable company. You can use a satellite like Direct Tv. Century link has landline internet and Tv but not sure if it is the same as Spectrum.

Also with the several communities in Oak Run,how does that work with the different activities/amenities. Do you pay a fee to join use of just one Club? What if you want to use a different pool or clubhouse. Sorry so many questions but think we need to know some things upfront before we come. We would like an area where we can have our 75 lb Labradoodle and about 1500 or more square ft home. We would want you as our realtor down there,have not signed with anyone. Oak Run has a dog park, OP no.
In Oak Run you can use any amenity regardless of the neighborhood you live in.
No fees to join a club but might be fees for say materials, food possibly entertainment.
There are homes in some neighborhoods in OR where the HOA mows the grass ect and you cannot fence those yards.
You can’t fence a yard in OP that borders the golf course.
