Sometimes I think buyers want to shop for a 55+ homes here in Ocala by looking for the lowest HOA fees that they can find. Although I think that the wrong approach, I did create this HOA fees chart. Buyers have to look at what you get for your HOA fees and not just the fees themselves.
What do HOA fees cover? Maintaining the common areas such as the club house and pool. Mowing the drainage areas and along any roadways. Any buildings would need to be insured. Trash pick up is almost always included. Basic, and by that I mean very basic, cable TV is often included. Most communities have a management company to over see daily operations. Communities that are gated would need to pay the guard at the gate. Utilities for the clubhouse and entry. I’m sure that you can see that things can add up quickly in these types of communities.
The 55+ retirement communities are not condo’s. You maintain the home like any single family home. Lawn care is not included in HOA fees but every 55+ community has several lawn care companies and prices are cheap do to their volume. Exceptions are On Top of the World which offers total outside maintenance. Summerglen includes lawn mowing in their HOA fee. Oak Run has homes on maintained lots.
The quality of the amenities will vary from one community to another. Newer communities like Stone Creek boast an almost resort style pool, clubhouse and fitness center. While other communities might have more modest amenities do to the communities age or price point.

Update 3/2/2020 On Top of the World Villa fees have gone down because the fee no longer includes water and sewer they are now additional utility costs

Wanted to inquire about the HOA fees in Silver Springs Shores. I have 2 small dogs and a Pontoon boat. Are there any restrictions to have them at my future home if I decide to buy there. Thanks.
Silver Springs Shores is not a 55+ community. I don’t think there is an HOA. Not sure about deed restrictions
No HOA on the Silver Spring Shores community and there is no 55+ community there because I have a vacant lot there so you can build a house of your own whatever you like of your means.
Hello Joe, Thank you for the great job on this community HOA listings. This is a great help to me in deciding which community to look at. When you’re on a fixed income and retired this helps big-time. Now I focus on what areas to look at. A gated community is a personal choice. I live near but not in many of the SW 55+ communities and do not feel the need for a gated community.

Joe is it possible that there are some home’s in on top of the world that have $325.00 / $338. HOA fees?
Tes detached homes in OTOTW have HOA fees that vary a little by the neighborhood.
All HOA fees in this blog post are estimates and rounded up or down.
What is the HOA in silver spring shores?
Silver Springs Shores is not a 55+ community. There is no HOA or HOA fees
Joe, thank you for your help and info sharing. In those communities that include basic cable (like Ocala Palms and Oak Run) does that include internet access? Do you have any info on upgrading from basic cable services to premium packages?
Hi basic cable is very basic. It may be OK if you don’t watch TV and only want the news and weather. I don’t know about upgrade costs there are too many options like all cable. In all communities you can have Direct TV or DISH Network. Internet is not part of basic cable. In most communities you can get it from either cable or a landline phone company.
Is Summerglen pet friendly?
Yes Summerglen allows dogs but you cannot fence your yard. There is a dog park. You can never fence a yard where the HOA fees includes lawn mowing.
Joe, Thank you very much for all of this information. Are there 55+ communities in or near Ocala that allow a homeowner to mow their own yard, but still pay HOA fees for common areas. I enjoy doing my own yard maintenance. Thank you.
Hi Dennis All 55+ have HOA fees that cover amenities and common area maintenance. You have to join the HOA and pay those fees. Some communities include lawn care in the HOA fee like OTOW, Summerglen and Trilogy. There are a lot of communities that do not have lawn care included in the HOA fee. Some parts of Oak Run do not have lawn care, you mow your own lawn in Spruce Creek Preserve, Candler Hills, Indigo East, Stone Creek and Ocala Palms. I live in Stone Creek and also like to maintain my own yard
Is there land rent or is it a land lease situation in Palm cay? Who is responsible for the septic tank when it goes? Many things to think about.
No there is no land rent at Palm Cay. Lot rent is only in mobile home parks where you do not own the land. Palm Cay has no land lease. Only On Top of the World is a land lease. The septic tank when there is one, roof, yard care and AC are the owners responsibility. 55+ homes are just single family homes in deed restricted communities. One of the restrictions being age.

I think Rolling Greens is a mobile home park where you do not own the lot and pay lot rent. That is not the same as a land lease. Mobile homes in Florida where you do not own the lot are not considered real estate hence the slang term trailer park.
You didn’t answer his question which I can’t find anywhere either. WHAT IS THE HOA AT ROLLING GREENS? Why is it always so difficult to find when this is extremely important info to know if you can afford??
I don’t know anything about Rolling Greens. It is a mobile home park. Mobile homes on rented lots are not considered real estate in Florida.

I don’t know about specif job availability but our unemployment rate as of May 2018 is 4.1%

All 55+ allow pets. Most rules are sort of vague like no more than 2 household pets. I take that to mean dogs as no one actually comes to your house to see if you have 2 dogs and a cat for example.I suppose if you had 20 cats and someone turns you in that could be a problem

that the humidity is lower than here. (I hope this is true) you can tell me about that. I hate the humidity here and every year it is worse for me. One thing I would like to ask you is: in the Marco Polo Community it says deed restriction which means no vans or trucks, which is good, but if for
some reason you did have one (I don’t), would it be allowed if it were kept in your garage and not
visible at all? Someone asked me about this so I would appreciate any info on it that you can send me. I am very interested for myself in the Marco Polo area, and when we can make a trip up there, I will definitely remember you.

I have never been to Cape Coral or that part of Florida. I do go to West Palm Beach to visit relatives and I don’t think Ocala is any less humid. It is humid here from late May until early October. You should have visited during the summer to see for yourself. In my opinion there would not be a huge difference in the heat.
I looked at the master deed restrictions for Marco Polo 55+. I didn’t read every amendment. I only saw restrictions on parking on the street and no boats or trailers outside the garage.
Marco Polo is a small community and there are seldom more than 3 or 4 homes for sale at any given time.
Hi Joe! Thank you for all your info and help. Retiring this July and looking to move to OTOW Ocala as my wife and I want a maint. Free home- courtyard villa (patio vila, carriage home- too much confusion to absorb 😪) . Liked our internet tours of The Villages But Do Not Want to maintain lawn, shrubs, etc. Earliest move is Aug. 2020 as our daughter finishes school! 55 plus OTOW seems our choice but within range of $200 – $250,000. I have 2018 rates for Oak Run RV, Boat storage lot. Small $33- month Large $45 month, the price sheet I have didn’t define how large large is. I don’t have rates for Spruce Creek Preserve Sorry.
We are looking in OTOTW. Fees for complete outside maintenance of home, grass care etc. are they available at all communities? Do the higher HOA fees cover anything different as the prices are varied, or is I just a higher type of community? Thank you.

Various communities offer different types of outside maintenance. Several offer lawn care. OTOW has lawn care, they paint your house, fix but not replace the roof and have insurance on the building but not interior. Most just offer lawn care. It is very confusing and I may make a blog post about it all some day. Email be direct if you wan more info.
Higher fees are sometimes just higher and don’t always reflect what you get for your money.

I’m not sure what you mean by golf cart friendly. If you mean can you drive your golf cart around within the community you can do that inside any gated community including Oak Run. If you want to leave the community to go to a store only On Top of the World or the Candler Hills part of OTOW. I guess you can also cross over from Indigo East and drive down through OTOW to Publix.

Two questions: I live in the desert and should I worry about Ocala and sink holes?
My partner isn’t sure that manufactured homes are safe like during hurricanes… I am thinking Ocala would be safer than on Atlantic side? Thank you!!!
There are sink holes in our area. They are like getting hit by lightning.
Mobile homes aren’t very safe in hurricanes. Ocala is about as safe from them as you’ll get in Florida.
I don’t work on mobile homes. Most are in parks where you don’t own the lot.
We are thinking about Florida but, how do you find out if the there is a Land Lease involed with the homes we are looking at?
I can only speak about Ocala and Marion County. The only land lease here is On Top of the World.
