Ocala and Marion County Florida deed restrictions

I get a lot of questions about deed restrictions here in Ocala and Marion county. Deed restrictions are public records. This blog post will show you how to find deed restrictions here in Marion County.

1. Go to the Marion County Clerk of the Courts web site.

2. In the lower right under Records click on Official Records Search

3. On the right click Search Records Now a blue box

4. At bottom of the page use Legacy Web Search

5. Enter party name. You have to get the name exact

6. Under restrict document type by code enter RES which is restrictions and covenants

Deed restrictions can be hard to read. Some were written before computers and are old typed documents that were poorly scanned. Larger older communities can have 100’s of pages mostly of very minor revisions. Typically you will find the important stuff in the largest document.

    I’m interested in moving to ocala and run into deed restrictions in some of my searchings. What are some examples of a restricted deed? Just trying to get an idea if I need to exclude deed restricted properties in my search. Thank you.

      Deed restrictions will vary by each community or subdivision. There are a lot of common restrictions. Age restricted 55+ communities. Restrictions on the type of construction and size of the home. No farm animals. In my community no more than 2 dogs, no boat parking in my yard, no working on a car in the driveway bu in the garage is OK. I need permission for a fence or shed. Some communities will send you a notice if you don’t mow your lawn. When you see a community without restrictions you have to be prepared to tolerate your neighbors doing things you may not like.       I think all 55+ have an RV boat trailer parking lot. Often for a fee. You can park an RV in front of your house to load or unload for a limited time which varies but is like 12 hours or so. No 55+ allows you to keep an RV in your yard or driveway and Not 55+ with an HOA doesn’t either

    Looking at Pine Run which was under pine run operation LLC . Did the search and nothing came up. Sign at development says deed restricted but if none in search then there aren’t any restrictions correct?

    We are looking at a house @: 160 NE 53rd Ct, Ocala, FL 34470. We are considering locations where we might operate a “Hip Camp” (see http://www.hipcamp.com & https://www.hipcamp.com/discover/florida). Despite the name (“hip”) this would NOT be a free-for-all venture. It would be very regulated with rules, restrictions, & limited in size (10 sites?). I want to know if this would be allowed in the R-1 zoned subdivision of ORONOQUE.

      I seriously doubt you could put a Hip Camp in any R1 zoning with deed restrictions. I am not 100% sure but I doubt it. You would need more of a fram Ag zoning. I suggest you contact the Marion County Florida zoning department. They are very friendly ad helpful.

    I have a buyer for a home in Rainbow Lakes Estates, sec l, Blk-2.
    I can not find any deed restrictions
    Do they exixt?

      Don’t know. If you looked on the Clerk of Courts and didn’t find any you could try the name different ways, some of Rainbow Lakes is in Levy County or they just don’t exist. I haven’t been over there in a long time. Doing 55+ in Ocala now

    Are you allowed to keep a motorcoach in your driveway in the city of Ocala (no 55+ community). I see a house on 7th ave with a long driveway but before I buy any house in town I want to make sure I can park it in the driveway

      It would depend if the house is in a sub division and if there are deed restrictions. If you are working with a Realtor you should ask them. If not ask the seller. You can check with the City of Ocala zoning people too.

    I live in Pine Eden in Marion Oaks in Ocala. I’ve been in my home for 5yrs. My mother wants to move to Fl. so I wanted to put a mother-in-law suite on the property. I don’t know if that’s possible. How do I go about it? Thank you

      Hi Sorry I have no idea how you go about adding an in law suite. You should call the Marion County Building Dept or a building contractor

    Hello! I am interested in finding out if there is a Homeowners Assoc and what restrictions for Rolling Hills Div in Dunnellon/Ocala. I have been unable to locate one on internet and have had no return call from one of the realtors selling homes in that area. Recently saw new construction home with 1 acres listed for appox 185000. which also seems lower than a lot of the prices in that area. Thanks for your help.

      There are deed restrictions but either no HOA or maybe a voluntary one. If you are working with a buyers agent they can look up the deed restrictions. They are on the clerk of courts website.

      I looked up the house you saw for $185K. It’s only 1399 sqft which accounts for the low price.

    I live in the KP Hole Subdivision, we have deeded access to rainbow River boat ramp at the KP Hole county park, allowing access to swim, fish, kayak, and tubing, are access is getting more and more restricted, most recently won’t allow us to enter our access with our own personal floats, Can Marion County legally restrict us from putting in our own personal tubes, which we have been doing for over 30 years ? Please let me know? we must rent a tube for 25.00 per person from the KP Hole County Park, if we want to go tubing ? My home value I feel as decreased, nor is family and friends able to enjoy access like we once were, Thank you, Diana

    the home is located at:221 Oak Road,Ocala Fl. 34472 , the realtor have no idea if is possible or not

      Hello
      There are 2 things. One is if the home is in a deed restricted community the deed restrictions could effect your tower. If not you should contact Marion County Zoning. They can tell you if you can have one and if you need a permit.
